Bad. Coyotes are active across all of PV, with packs sized 4–6 working hillside neighborhoods. We've responded to multiple client calls where a coyote took a small dog in broad daylight. Our PV builds always include 6-foot perimeter fencing with coyote rollers, and we strongly recommend never leaving dogs under 30 lbs unsupervised outside, day or night.
Maximum 6 feet on most lots, 8 feet on some hillside parcels with DRB approval. View fence (wrought iron) is the default — solid walls usually get pushback. We design fencing that meets containment needs while passing review.
Yes — Town of PV allows turf in flat areas of hillside lots, with proper drainage design. We've installed dozens. The trick is integrating it as one zone in a larger desert landscape, not replacing native vegetation.
Active across PV, especially near washes. They don't usually attack dogs but will charge if cornered or with babies. We install gates with javelina-resistant latches (they push standard latches open with their snouts) and recommend secure trash storage.
High. Mojave green, Western diamondback, and speckled rattlers are all common, especially March–October. Snake fencing (1/4-inch hardware cloth, 6 inches buried) is standard in our PV builds. We also recommend a snake aversion training course for any dog spending time outdoors.
Yes. PV estate pools work great for dogs when we plan it from the start — Baja shelves with paw-grip texture, easy-exit corner steps, salt or low-CYA chemistry, and Clearview glass fencing for unsupervised yard access. Most PV clients have us build the pool around how everyone (humans and dogs) actually uses the yard.
Same routine as any yard, just scaled. Rinse 1–2 times per week, pick up solids daily, brush monthly with a stiff broom — high-traffic dog paths flatten fastest and need regular fluffing. Every 3–5 years in busy zones, top-dress with a light layer of infill sand and brush it in to restore blade support. On large estates we often install a dedicated hose bib and quick-connect for easy rinsing. Many PV clients add our seasonal maintenance plan — deep power rinse, enzyme treatment, blade grooming, and drainage inspection twice yearly, typically before summer and after monsoon season.
Not with our spec. The UV-stabilized K9 blades and antimicrobial Envirofill infill resist both sun fading and urine staining. The permeable backing and open-graded base drain urine before it pools or crystallizes. Cheap turf on compacted soil fails in months — our build is specifically engineered for heavy dog use in Arizona sun.
Size the drainage for the actual dog count from day one — we do this in design. A weekly rinse and monthly enzyme spray handles odor for most multi-dog PV yards. For 4+ large dogs or heavy-use areas, we add a dedicated relief zone with extra drainage and recommend a quarterly professional deep-clean.
Yes — low pressure, 12+ inches from the surface, shallow angle so you don't displace infill. It's the fastest way to restore turf after heavy dust or post-monsoon debris. We demonstrate the exact technique during final walkthrough.
Envirofill antimicrobial infill lasts 8–12 years in residential use. On large estates with multiple dogs, you might top-dress at year 5–7. It's a simple additive process — we can replenish during any service call without disturbing the turf.
Yes — our estate maintenance plan includes seasonal deep-cleans with power rinsing, enzyme treatment, blade grooming, infill depth checks, and drain line inspection. Popular before the season when PV clients entertain heavily. We also train household staff on proper weekly care if requested.
